Magic Marker Residential Site Plan – Trenton

This Major Site Plan project was a redevelopment of 7.5 acres Magic Marker site located along Calhoun Street in Trenton, New Jersey approximately 1 mile from the Delaware River.  The project was to redevelop this site into attached multi-family mixed income residential housing with open space.  This project required multiple meetings with the client, architect and the City of Trenton and their redevelopment authority in order to provide a concept plan that was acceptable to all entities.  In addition due to the site’s proximity a D & R Canal Commission approval was required.  Ms. Hoffmann was the project engineer responsible for all aspects of this site plan design and approval.  In order to achieve the density the client required site grading and preservation of open space along the drainage swale was the key to a successful viable project.  Testimony was provided for the site plan with bulk variances which resulted in both Preliminary and Final Site Plan approval from the City of Trenton.
